Good day. Potentially I will have around 400-420k cash available once I sold my my current flat and moved into my new BTO. Looking to invest this sum of $$$ for passive income, preferably more than 5-6% yield. My income is ard 55k only though. The new BTO will be taking HDB loan.

I have no preference on either commercial or overseas properties as long as it provides stable >5% yield. But I will need to know the pros and cons between local commerical and especially overseas properties where there are guarantee rental yield.

What happens when the overseas properties guarantee period expired?? Who is going to help manage the overseas properties for me??

Hi,

Are you also the owner for The BTO? If so, you need to fulfil 5 years of MOP before you can invest in overseas residential properties. However, you can still invest in commercial properties even within MOP, but subject to TDSR requirements met for your bank loan. It is best to work with a banker on how much financing they can support. Thanks and may I assist with your housing/investment plans further since you are looking to sell your unit as well?

Do take note that you have to fulfil the minimum occupation period first before you can purchase a private property be it in Singapore or overseas but you can still invest in commercial/ industrial property in Singapore or overseas.

Dear sir/madam,

Your quest for investment is encouraging, however, it will be relatively difficult to find a good investment property here in Singapore based on your available funds. Moving forward to overseas properties, what you should look out for will be projects which allows you to exit with relative ease first before we look into the rental returns, since most developers give up to at most 5 years of guaranteed rental return with most giving up to 3 years. Having said that it will also be important to be able to monitor this property such that necessary actions can be taken quickly. I have heard of cases where investors put their funds into properties as far as US, with rental returns promised but turned out otherwise, and it became a negative asset which got repossessed by banks. You should look into the track records of the developers for overseas properties investment. I do have a commercial project overseas which you maybe interested in if you are free to sit down for some coffee.
