Hi Ion Orchard and MBS, are managed shopping malls. You will need to come up with a convincing concept proposal including diagramatic representation of proposed shop front, shop layout etc.

If there are available and suitable shops and Ion Orchard or MBS thinks that such an outlet will be well received by its shoppers, only then will you be allowed to rent a shopspace there.

Hence price is not always the considering factor for tenants at such shopping malls. But you can expect prices of about $30-$40psf/month for shopspace in Orchard Road, many landlords such as Ion Orchard take a percentage of your turnover as rental, and generally this amount must be higher than your fixed rental or it is ontop of your fixed rental.
