I want to buy industrial/commercial(shops) space for investment purposes. I have low quantum of upto 500K to invest(including GST + stamp duty). Based on extensive search on commercial guru(May be I am wrong), I realised that : For industrial(B1- space): Easten part of Singapore is out of my reach(with 50+ leasing years left) I am left with only 2 choices buy in AMK/Hougang area like Northstar/First World or buy in woodlands(like Primz business hub etc.). Rental yield is almost same in both areas however psf price is higher in AMK side than woodlands. For Shops: Alll are damn expensive there could be some in geylang/ eastern part of Singapore. However they seem more riskier investments to me. What does experts say about it. Kindly provide your views and let me know if industrail which is the better choice. Do I stand at all a chance in commercial :)?
