It very much depends on the block and location.
Price range transacted in 2011 Jan is from $1.38m to $3.58m for standard 2 storey shophouses.

I had done the $3.58m unit this year.

Dear NISS

I will assume that your Shophouse is in Marine Parade Central.
Depending on the Block, facing, & balance tenure most of the properties there are valued between $2M to $4M.
Some units facing Marine Parade Road in Blk 83 are valued at a even higher price.
Units at blk 82 are also highly priced and sought after.
Units at Blk 81 & 85 are valued lower than the above due to the inferior facing.
