Hi Wyman.

My company CBRE is well-known to have a strong investment arm in commercial properties, worldwide.

To begin with, you should know how a purchase of a commercial property is different to that of a residential property:
1) there is little government intervention (for now);
2) No need to pay ABSD;
3) No need to pay seller's stamp duty when you sell it at any time;
4) LTV (Loan-to-Value) Ratio is 70% to 80%;
5) Cannot use CPF to finance the commercial property;

You must also be careful when the commercial property has residential components in it - e.g. shophouses.
