Dear Guru,

I am contemplating of setting up a reputable enrichment center about $800sqft as a franchisee at the Tiong Bahru center. I heard that it would complete its renovation soon and i would like to approach their leasing management soon. I would like to know what is the average rent psf and what is roughly the breakdown of the cost i.e mall management fee+ AP contribution + rent/psf? I am confused as i heard that the rent in tiong bahru plaza is not expensive circa $7/psf. But I believe my friends are not well informed as i hope they should.
