1) I have come across few commercial properties that advertised as "no GST". Is this allowed? From my knowledge, commercial properties attract GST, only residential properties are exempted



2) Given my age of 48 this year, would I be at a disadvantage when taking a bank loan to fund my commercial property purchases? I have been told by some agents that banks are able to disburse loans as long as there are 10 years left on the property tenure when my loan matures.



3) What is the procedure for purchasing a commercial property? Is there a timeline similar to residential property purchase?



4) I have been told by some agents that they will not collect commission from me and I should engage them for commercial property purchase. Do I have to pay commission to my agent or does my agent "share commission" with his co-brokering agent? If he "share commission", how could he act in my best interest when his paymaster is the seller's agent? I am confused by this

As a quick reply, gst on properties are provided the seller is gst-registered to do so. gst is collection of gst taxes on behalf of government. (Check IRAS website for details). So commercial properties selling without gst are possible.

You are right. There are no free lunch. No one can be acting in your interest if they are not been rewarded or pay by you.
