It depend on the building, the owner willingness to do change of use. And your usage.
So you need to seek multiple approval first before further commitment to a unit

Industrial units are typically reserved for industrial usage, thus you will require to apply for change of use with URA and see if such changes are allowed. There is a lack of such commercial spaces available in the market from my knowledge, I have several sports groups looking to set up facilities as well but having difficulties to locate a suitable location.
