According to the tenancy agreement, your tenant will need to bear the cost of the reinstatement and return you a bare unit. However, if aircon and electrical works are done, you may request the tenant not to remove them as these will result in cost savings for the new tenant and will be adding value to your property.
If the new tenant is taking over from the previous tenant, the salesperson should negotiable the take over fees before finalising the contract. You will not need to get yourself involved as the landlord.

Thanks for advice. Without your efforts to get any new tenant as I already have my own ready tenant, what is your fees to do only paper works and execution for the new tenancy.
