Hi Steve,

You cannot represent both owner and tenant, you can only represent only ONE party and you have to choose who to represent. Then the party you have decided to represent will pay you the commission. Do remember to make clear to both parties who is your client so that when there are conflicts arising, you will not have a conflict of interest with your client.

Please remember in all future deals, you can only represent one party in all transactions. For the party that has no representing agent, you can advise and teach them what to do but your stand must be clear. In CEA's context, there is no such thing as representing both owner and tenant or owner and buyer, although I know you only have intention to collect from one party.
