I intend to purchase an industrial property under personal name (not company) for investment..

But I have some worries which hold me from doing so...

1. The property that I intend to buy is a new 30 years lease hold. Will there be any problem selling it after say 5 years, assuming property market remain stagnant for the next few years.

2. What is the normal or average rental period for industrial property?

It is always advisable to use a company to hold commercial properties to achieve savings in various ways.

Every investments has their own risk and will depend on your risk appetite and your return projections.

Buying a 30 years leasehold property has its beauty and many people has their concerns over it due to many uncertain factors they might have due to unfamilarity to the industrial sector.

To appreciate the beauty of a 30 years leasehold property, you will first need to understand the product well before committing to it.

Having spent some years with a major developer that deals with commercial and industrial properties before becoming a real estate agent till today, I will be able to assist you with your investment journey.

As to your question of what's the normal or average rental for industrial property, it will depend on the location, flooring, size of unit, etc. As a guide, you may use $1.80psf to $2.10 psf as a gauge.
