It depends on how long do you plan to stay in the business locality. The usual lease term is 2-3 years, with the option to renew after the lease ends.

Hi Sharon,

For corporate landlords, the minimum lease term is usually 3 years. Private landlords tend to be more flexible with the tenure of lease as it will make them more competitive. Just like what Derek has indicated, due to extensive renovation put in for a F&B place, it may not make sense to only commit to a short term lease. The other alternative is to look at existing F&B place looking for takeover.
