Hi, my company is looking to rent a B1 light industrial bare unit and carrying out quite an extensive renovation work. Is it possible to include in the contract with the landlord for a takeover fee in the future when our tenancy ends and another tenant take over the rental?

The takeover will only be bare by the new tenant if the new tenant is keen on your reno style
There is no reason for the landlord for the landlord to restrict himeself to the a certain design cause all he want is a new tenant in future when you are leaving.
