Hi, my company is looking to rent a B1 light industrial bare unit and carrying out quite an extensive renovation work. Is it possible to include in the contract with the landlord for a takeover fee in the future when our tenancy ends and another tenant take over the rental?

Most commercial or industrial rentals will require the tenants to reinstate the units back to its original conditions prior to handing over back to the landlord. If your company has intentions to carry out such renovations, then it could be better to consider purchasing the property instead. Read More
