Dear Manish,

There is no ABSD involved in purchasing commercial property in Singapore, which is why many investors are turning their attention into this segment of the market, making it red hot. In general, the maximum amount of loan one can get from banks to purchase a commercial property is 80% but my understanding is that usually, it will be at about 70%. Bank loans for commercial property will also be subjected to TDSR considerations. With a working budget of $600k I have to say that there isn't that many choices for you and retail will most probably be out of your range, unless you are able to find like-minded investors to form a consortium for investment.
