Hi Mr Saravanan,

I have a few commercial properties for sale, all of which are already leased. This will save you the trouble of having to wait and find a tenant and once you purchase the unit, you already have rental coming in.

I have many commercial units around for sale with rental yield of above 3%. Perhaps you could let me know what is your budget and I could advise you accordingly. Thanks!

Dear Mr Sara,

The most important thing about investing in commercial properties is the same as any investment. The returns of investment and ability to liquidate (exit strategy) is the most important to balance out. Some properties have the capacity to command excellent rental but when it comes to liquidating there maybe few takers, therefore looking into leasehold commercial properties will tend to have this risk since most commercial leasehold properties are usually 60years leasehold property. With most investments, we are always looking into what is the cash upfront you need to inject before seeing the monthly returns and it is advisable to work out a timeline planning wherever possible on when you should exit. Any investments without an exit strategy is as good as planning to fail. Let me know how I may assist you further.
