Hi,

Most commercial buildings are suitable for GYM.
Ideally ground floor will be best as it provides 'visibility'
But they also cost more, a lot more.

I recently helped closed one, 4000 sqft, on a second floor.

Having said that, your budget of $10k is not sufficient for the size that you want.

Depending on the location, amount of renovation needed, etc, you are looking at a minimum of $4 psf.

Based on $2psf budget, likely rental will be within industrial zoning where you will unlikely be visible. Use for gym will also be subjected to approval too.

Perhaps you may need to relook into the size of set up you are working on. I have personally seen a number of small set up gym inside East Coast area like Frankel Avenue and Crane Road which are operating in a smaller environment.
