I think that's a very good option, as you wouldn't need to incur any ABSD for the second property.
For commercial property, I'd suggest you buying a HDB shophouse, as the rental yield potential is there, and vacancy rate is low.

Like Teck Chuan mentioned, you need not pay ABSD for commercial properties, even if you already own a residential property.
