Hi all,

I'm going to renew my lease and I just realize I signed a commission agreement with the previous agent I engaged. The agreement states that I have to engage the same agent to renew the lease.

The issue right now is, the agent is a super unethical agent who caused a lot of trouble for me during the past 2 years. I wished to engage another agent, in fact, any agent here, instead to handle the lease for me.

I want to know if he can sue me and can I engage another agent to handle the paperworks for me instead. I don't feel comfortable paying him the commission.

Afternoon,

Under the CASES and CEA directives, if you have enough evidences to indicate that the salesperson is not doing his duty in respective to the CEA commission agreement, page 6 and 7, you have the rights to write into his agency and CEA and fire him accordingly. However, before such things have being done, it would be good to stay status quo.

If you have good grounds that the agent is not his job well, you reserve the rights to engage other agents to help you. If you wish to renew with your existing tenant, please do write to his agency to fire him.

    Hi, may I know why every agent is asking me to write in to his company and fire him? I think it's very "zek ark" to ruin someone's rice bowl. I can live and let live for what the previous agent has done. I just do not want to give him an excuse to come back looking for me every now and then, telling my landlord there's prospective tenants willing to pay higher rent.

    I hope there's at least a helpful agent here who can tell me that he can't pursue the commission from me if I choose to renew the lease thru another agent.
