I have been in the real estate business since 2009, with more than 15 years of experience serving the Singapore real estate market. Check out the EdgeProp featured article on myself recently at https://www.edgeprop.sg/property-news/geryl-lim-leading-landed-real-estate-heart-hustle-and-harmony

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 15,900 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

With an evolving market, where change is the only constant, I have also been investing in upgrading of my knowledge and skills sets to improve myself and meet the demands of current and future market.

We are offering our clients a complimentary first consultation without obligations (Absolutely FREE!). Schedule for your FREE session today!

**The issue is on the website's end, not your computer.**

A **404 Not Found** error occurs when CommercialGuru’s web server fails to route the pagination request (e.g., when the URL changes from `/find-commercial-agents` to page 2 or uses an outdated parameter path).

---

### Why This Happens & How to Work Around It

1. **Pagination URL Glitch:**
CommercialGuru's "Find an Agent" directory frequently encounters broken routing links on their pagination buttons (`/find-commercial-agents/2` or `?page=2`).
2. **Apply Filter Queries (Best Workaround):**
Instead of browsing through all ~10,000+ general agents across multiple pages, use the **search filter fields**:
* Type in specific keywords, locations (e.g., *Woodlands*, *Jurong*, *CBD*), commercial property types (*Office*, *B2 Industrial*, *Retail*), or specific agency names.
* Filtering generates a targeted URL query string that resets page 1 with relevant specialists.

3. **Check Commercial Listings Directly:**
If you are looking for an agent specializing in a specific commercial building or industrial segment, search directly under the **Industrial / Office / Retail Sale or Rent** tabs for units matching your criteria. Active commercial specialists are listed alongside those active property listings.
4. **Use PropertyGuru Main Portal or CEA Public Register:**
* The main **PropertyGuru Singapore** agent directory (`propertyguru.com.sg/property-agent-singapore`) shares the same agent database and typically handles pagination without the 404 route break.
* Alternatively, check the **CEA Public Register** (`cea.gov.sg`) directly by licence or name to verify credentials.
