Dear all, I have a tenant who has been refused to pay his rental for the past one and a half month. He has been gambling & lost money, hence can not pay me, total about $30,000. What can I do to retrieve the money owned to me? Can I ask the police or any enforcement authority or industrial tribunal for help? I am a new landlord and not sure how to go about it. I would be grateful any knowledgable person can give me the good advice. Thanks a lot !!

Evening John,

Under your TA, it should be stated that your tenant/s are not allowed to owe the rental feed for more than 14 days. Given such situation, you have to rights to chase them out with 7 days notice.
