  Very well-maintained condo. Management is very good and pro-active. Best location across the vibrant New Bahru.

  condo not good for family

  not well maintained, furnitures all aged location good but very noisy if unit facing the street. common area and facility pretty limited, no place for kids to play within. gym is pretty small and not well maintained

  The best place we lived so far in Singapore

  This has been our favorite place to live in Singapore—much better than Newton, Orchard, or Novena. It’s a great mix of expats and affluent locals, very family-friendly, and feels like peaceful countryside living just 10 mins from the city. The location is unbeatable—central yet quiet, with easy access to GW, FC, and Somerset MRTs. The condo is beautifully maintained with high-quality finishes that still feel fresh. The community is warm and welcoming; neighbors and staff are genuinely kind. Only small downside: the gym is compact and there’s no indoor party room, but the BBQ area is great for gatherings. Truly a hidden gem.

  Excellent location

  Excellent location on a quiet street yet near all amenities and mrt. Right opposite New Bahru with lots of restaurants.

  Brilliant City Living - Location & Surrounds

  Fantastic location, close to transport, eateries, retail outlets, entertainment (eg Singapore riverside Robertson Quay). Facilities very decent, best feature is the swimming pool / area. Good BBQ area, & children's play area. Again, Waterford Residence's location is unbeatable for all-round city living.

  Noise problems

  Noisy playground area in internal courtyard to condo blocks. Any noise in the internal courtyard is heard by all 300 residents. Children scream in the courtyard morning, afternoon and night. No one controls them. It's not cheap & people work from home, so a bit of mutual respect would be nice. Windows are not well sealed or double glazed, so courtyard noise and street noise cannot be blocked out. Smallest gym I've ever seen. Pool is small and cold! Management have not fixed the women's toilet next to the pool in 4 months. No separated recycling, no green waste composting possible. Abandoned bicycles are not removed from the carpark. I would only recommend an apartment which does not face the internal courtyard at all. Security & maintenance staff are good. I wouldn't buy an apartment here.

  Right along the river and a ten min walk to Orchard this condo is the best value in River Valley.
