Hidden Gen
Valley park in my opinion is one of the best condos around the river valley area. Everything is so close including the valley point and great world city mrt. The plot is huge with plenty of space and the facilities are maintained well. The units in particular the bigger ones in block 475 and 477 are excellent value for money with large rooms and spaces compared to other condos in the area. There are 3 swimming pools, 3 tennis courts, basketball court, kids playground, 2 aircon squash courts, spa, sauna, jacuzzi, gym function room and alot more. The condo fees are also very reasonable given the amount of facilities on offer. A real hidden gem in river valley. -

Valley Park Condonimium
Rare gem at the heart of Singapore with bigger than average sized units. Probably one of the largest 999 years properties in the prime and prestigious River Valley area. Large sized apartments eg. 2 bedroom sized at 1109sq ft (without balcony) to 1216 sq feet (with balcony). You'll be greeted by a huge living room upon entering. Full condo facilities with 3 tennis courts. Very well maintained; newly renovated swimming pools and heated jacuzzi completed in Q1 2024. In Singapore's hot and humid tropical climate, the air-conditioned lobby is such a welcome relief. Great world mall and MRT is within walking distance. The rear of the condo is the Singapore river and the park connector. Thus, besides walking within the expanse of the estate, residents can also stroll along the park connector -

Rare large development in the City
Rare development in the middle of busy River Valley area with large grounds, big units and many facilities. Unbeatable location, walking distance to many eateries, malls, markets and supermarkets and services. Stone's throw from Orchard Road and CBD. Good links to whole island with MRT, buses and expressways. PCN next to condo along Singapore River which leads all the way to Marina Bay. Lots of greenery and floral park-like feel, peaceful oasis in the middle of crowded River Valley. Nice grand lobbies and good quality furnishings. Rare full facilities including large swimming pools, 3 tennis courts and even squash courts. Very well maintained despite its age. Management office does a good job of maintaining the estate. Have lived here for 17 years and no desire to move. -

Great place to live
Conveniently located with loads of amenities at great World City and Valley Point. With the new MRT station operational soon, transport links will be fantastic. Management has done a great job of maintaining the condo and for its age it is great. Lots of facilities onsite with 3 tennis courts, 2 squash courts and 4 pools. -

Good Condominium at Prime location
Overall, Valley Park has spacious land area with full facilities condo and buildings are well maintained. Recommended for living with the families. -

Tyrannical Management
Tyrannical management who direct their security staff to harass residents and even children using the site facilities. They are determined to go way above and beyond what is required by the government on Covid safety regulations creating a horrible atmosphere where you are constantly being watched by someone and then harassed by security for even the slightest infraction of their draconian rules. When confronted with the fact that they are going beyond the law, they simply reply 'well this is condo-law' laid down by the management. This behavior is a fairly recent development but if it continues then I will be moving to another site. Very sad, as I have been here for over 5 years and everything was fine before this. -

My stay in Valley Park 2011-2013
Having stay in Valley Park with my wife for 2.5yrs, here are my observations: Good 1) Very convenient with a NTUC right beside you at Valley Point, walking distance to Great World, many good food along river valley road, Zion road Hawker etc.. Suitable for those who eat out often. 2) Pretty close to Orchard, City & centralised enough to access places in all directions. (provided u drive) 3) Facilities such as swimming pool & gym r well maintained despite being an old condo. Parking lots are ample n good waste management. There is an area for u to throw recycables right below every block. Cleaners clean up the common areas everyday and free newspaper are delivered to ur door step. Bad 1) Renovations are very much needed if the unit has not been renovated before. There are termites in my washroom and one of the tiles have fallen off. Air cons are very old and easily stained the ceilings. 2) RV residences is too close to Valley Park and with Fraser Centerpoint already blocking part of Valley Park, only some units in the condo remains unblocked. 3) Too many new condos popping up in every inch of River valley road, while it is only a 2 lane road (each direction) and can be very congested especially during Friday evening when cars need to pass by River valley road to reach Orchard. 4) Even though the actual ground looks bigger than the floor area on paper, but thats bcos 2 bedder units have no utility room and I find myself using the 2nd bedroom as a storeroom instead. The large balcony are also quite wasted unless u have an unblocked unit. Overall, this condo is old despite the good maintenance. With the price tag, I rather get a further condo with newer and better facilities. Afterall, what matters most is the next 20yrs that I stay in, who cares abt the next 999yrs? I would not recommend Valley Park for investment/rental as with an avg $5K/mth/2 bedder, I can easily find something newer and cheaper nearby. -
