    It's like a holiday resort

    Amongst the other estates in the area, The Gardens at Bishan definitely stands out in terms of architecture distinctiveness and resort feel. Looking at it either from a distance or within the compound gives one a soothing feel, which to me is one of the important aspects when choosing a place you call home. Amenities are more than adequate with some not commonly found in other developments like the kids play pool which is a playground in a pool, a small grass maze and ample BBQ pits for residents. Without huge balconies like newer developments, the actual living space is bigger. Now that's the next reason why I chose this place. However, like all things, there are areas which might be a concern to some. The pool nearer to Block 9 has a water fountain which practically operates whole day. If your unit faces this part of the pool, it's quite challenging when you want to enjoy a afternoon nap. Of course, for those who are having some fun in the pool, this water streaming down will be much enjoyed. No card controls at the block lobbies means anyone that gained access to the estate can go straight up to your front door. I am not too worried about this though as I grew up in a HDB estate. Build quality in the units are pretty decent. Marble flooring and parquet are excellent. Can't say much about the kitchen and toilet tiles though as these are not to my liking. Old design kitchen cabinets and kitchen sink are also a little upsetting. Tiny laundry area with odd shaped parapet means a little creativity is required on how to sun the laundry. No issue if one uses a dryer I suppose. Ample parking either on ground level or basement carpark for residents and visitors. Generally clean and airy as well unlike some estates with dark basement with musky stench. Overall, I think this place is worth the buy/rent. But each person has their own preferences and expectations, hence my views are pretty much from my own point of view. Lastly, MRT completion in 2020!!

    Great for families, with plenty of facilities

    Having owned and stayed in this place between 2009 and 2015, I would highly recommend it for families with young children. Some reasons why you'll love this estate: 1. Abundance of facilities: 2 adult pools, 1 kids pool, 2 function rooms, squash courts, half basketball court, mini-mart, estate bus to Bishan MRT and the list goes on. 2. Large estate size so there's plenty of space for your kids to run around. 3. Walking distance to Ai Tong Primary. 4. Walking distance to Bishan Park. 5. Future Bright Hill MRT station at your doorstep. 6. The design of the estate ages well compared to others, and the estate is also relatively well maintained despite its age. 7. Even though there are around 700 units, the estate is surprisingly peaceful and quiet in the evenings. Some things to note: 1. It's true that traffic can be bad during Vesak Day and the Lunar 7th month. However, just drive out towards Upper Thomson, instead of Bishan/AMK and you'll be fine. 2. Surface parking lots for visitors near Block 9 are constantly taken up by residents. Visitors would end up parking at Blocks 1 and 3, which can be a fair bit of a walk. 3. Unlike many condos, there are no access controls for the lifts. Hence, anyone can come up to your unit once they're in the estate. 4. The security guards do a good job generally but they can be a little lax when in comes to restricting foot access into the estate. I've walked into the estate numerous times without being asked to prove my resident status. Couple this with my earlier point and it might be a cause for concern. 5. Some people might be concerned with the noise from neighbouring schools. However, the schools have been extremely considerate and I've personally never felt annoyed by the school events. 6. On the other hand, since there are many families with young children in the estate, the screaming and shouting on weekends at the pools can be rather vexing, especially if you have a newborn who naps in the afternoons.

    Great place to stay

    Having lived in this condo from TOP. my family really enjoy staying here. Sitting in huge landscape with full facilities. Park and reservoir just nearby. My 3br is spacious with yard and utility room. where to find such layout in new project? I also appreciate security guards' service. I feel very safe staying in this estate.

    Great Landscape

    I moved in a year ago and found that it is very comfortable staying here. I feel that the security guards are doing a great job maintaining order for the benefit of the majority. And some of them are really friendly to the kids! Great job security guard Mr Peter!

    ARMY CAMP

    I live here for 2 years moved out in 2010. Staying on the ground floor, practically every day, you will face with "littering and cigarette problem. people stay will on high floor will just throw anything from the windows etc and will land on your patio area. I put up a gate for my front door and Management tell me it does not follow standard gate I have to pull it down. The Chairman at that time by the name of act like own the whole Condo, Do you ever believe that my car was wheel clamped just because I park slightly out of the parking lot

    No feeling of MY HOME

    Cons-The security guards makes the life in condo, not comfortable, with so many rigid rules and regulations .feels like they rule over the residents!! Also B2 carpark quiet smelly at times Roads crowded during QinMing Pros- Near to good schools, bishan park etc

    Crap Security

    They have charged me $20 for a blue paper pass that has gone missing due to their lousy broken card holder. Can't even bother to understand my explanation and just took my $20 for coffee, I suppose. Great, this will be my last time ever to be there. Recommend for - People with high level of patience.

    Gardens at Bishan

    Used to be a wonderful place to stay but not from now. Reasons: 1) Thomson Grand development will affect the entire view of blk 9. 2) en-bloc at Faber Gardens will affect the views of blk 3 & 7. 3) blk 1 face morning sun while blk 7 & 9 face the noon sun. 4) inconvenient is one major issue. no train nearby, on the 7th month, got to bear with traffic jams ( a huge temple nearby see). 5) although lots of facilities but there 700 over household to share them. 6) expect to have more inconvenient along the coming years as there will be more construction coming now and then. 7) all selling price in this property is unrealistic...asking way too high with so few advantages and too many disadvantages and inconviences.

    my one cent

    Great centralized location if you drive. Tight security, much better then my previous condo in which i never understood why they bother to have guards when anyone can just drive or walk-in without checks. 7th mth Jam not that bad as most described, as traffic police are usually in place to prevent congestion during that period. The other road that leads to upper thomson is usually not affected, gets you to where u intend to head to easily with just a small detour. Probably because i shifted over from upper bukit timah and even ealier from east coast, so i have seen worse on a daily basis. Personally i think the rules that most ppl have issues with, are good to have based on past experiences. It protects the interest of most residents. At least i would prefer swimming in a clean pool and not having to pay for other people's negligence. Regarding the gym, currently new machines have been put in place, so i'm not going to complaint about it. Roaches wise, staying high floor so did not feel it but remember there was a month long exercise to smoke the chutes, still i am not in a position to comment. On the whole a much more pleasant stay then my previous condos. Love the 7 eleven store in the club house too haha.
