2 MRTS in future! 1min walk to MRT!
The Gardens at Bishan truly lives up to its name. The landscaping is exceptional — vibrant flowers, well-pruned trees, and lush greenery create a peaceful, resort-like atmosphere every day. The garden areas are always clean and beautifully maintained, making the whole estate feel serene and inviting. The condo also offers a wide range of excellent facilities: multiple swimming pools, a well-equipped gym, tennis courts, squash courts, a clubhouse, barbecue pits, playgrounds, and even a mini putting green. Everything is kept in very good condition, and it’s clear the management takes upkeep seriously. Best of all, it’s incredibly convenient — just a 1-minute walk to the MRT! -

Lovely and spacious condo
We’ve explored several newer condos in the area, but many either had poor maintenance or smaller room sizes. We then shifted our focus to developments offering more spacious layouts and better facilities — and Gardens at Bishan clearly stood out. It’s incredibly convenient with the MRT right downstairs, and the high-floor units are both bright and breezy. Our children really enjoy the excellent facilities, and the estate is well-managed, with the management team doing a great job. This place truly feels like home, and we absolutely love it. -

Best Condo within 1km of St Nicholas and Aito
Layout super spacious compared to new condo with small rooms. TEL and CCL MRT just downstairs. Large swimming pools and ample space for kids to play around. The quality of building is very durable. Facilities and maintenance are great and maitenance fee is very cheap. If you live in high floor, can enjoy very beautiful and quiet view. Love the place absolutely. -

Secluded yet well connected
Good location, especially with several public buses and the Thomson East Coast MRT right outside the condo. Next to the Bishan park and walking distance to Pierce Reservoir for outdoor activities. Many eateries along Thomson, Ang Mo Kio and Bishan. Nearby Thomson Plaza along the same TEL line and Bishan J8 by bus. Close to many top schools. Interior design is well aged but the exterior holds up well. -

Is it worth the pain?
From my own personal experience as a resident here, I can tell you the way the place is managed is absolutely ridiculous. It all stems from the management, who are a small team of 4-5 arrogant, snobby, and power-wielding office staff. They know exactly the control and power they have, and they will flaunt it in your face like a huge middle finger. If you are ever considering buying a unit here, think twice. Your headaches start from the moment you move in. You will be bombarded with approval forms, which they will take their own sweet time to process, and limited time to move and clear your stuff. You will also be greeted with a ridiculous deposit fee ($1000 min.) just for moving in, to guarantee any kind of damages that may be incurred in the moving-in process. This is only the start. -

The Gardens At Bishan
Great value for its location. Condo is well maintained for its age. Good facilities with low monthly maintenance. Upcoming MRT station is just next to the estate. -

Prices hold up quite well for a 17 year old
Prices hold up quite well for a 17 year old 99 leasehold at about $1000-$1100psf. To some extent, it is a slf contained condo with its own shops and basic service providers. -
