    Noise and air pollution, poorly maintained

    Rented this place between 2008 and 2010. Recently been to this place to view some units and still find all the old problems. Disappointing. Found this condo to be poorly maintained still after all these years. Facade looks ok at night. In the day, white painted walls are covered with algae. For visitors, parking is a real headache. Its all parallel parking around the compound and lots are super limited. No shelter from visitors and if they park too far from the block, its difficult to find their way around as blocks ID and signage are not obvious and can be confusing with their labels and names. Units facing or near the roads are super noisy and dusty. The birds problem still exist after all these years. Ground floor units have no privacy with all bedrooms windows facing outside. Calling system doesn't link to the house, instead it links to your phone. Thus, if your wife's friend is visiting her and you happen to be at work didn't answer the phone then it can get quite irritating. Owners are mostly trying to cash out now with asking prices $200 above valuation. Evaluate properly before you make a decision. Don't think that its cheap as potential of this place is very limited with all these pertinent problems.

    Rental at a unreasonable range

    It seems that the rental in Southaven II has reached another peak by hitting above the 3.8k for the 3 bedder. The few units going for above 4k recently are far too unreasonable given that there are other choices like Springdale and Southaven I just right around the estate. Expats can easily get a newly renovation and fully furnished unit for anything above 4k and won't have the noise pollution from the main road beside Southaven II. Although I will say rental in this area will definitely go up in the future when the new MRT downtownline is ready but definitely not over the next few months...

    Looking to buy with my new PR

    I've just got my PR approved after being in Sg for the last 5+ years, decided to stay with my 2 young kids. Love nature and noted comments no risk of floods in Bukit Timah here, plus side of nearby MRT completing soon! ... seen a few units but only 1 with roof terrace for rental previously, new renovated unit that's bright & windy, love it but was told just being rented, ie not available for sales; so sad! Apart from decent sizes & freehold (999 yrs), this condo also has full facilities, esp tennis court that's really rare these days, so I'll keep a lookout, esp my kids will soon be going to European Int'l sch nearby too. Really need to think & plan ahead like Singaporean, going to buy before prices goes up much more when MRT is completed. Pls let me know if anyone has anything that meets my needs, most interested! - God blessed & thanks a bunch!

    Good value for expats

    Looking around this condo, looks like good value when expats benefits are being reduced in this current economic condition, unlikely to recover soon. Apart from rental, we'll consider buying as psf$ seems reasonable for a 999-year project. Near Sg's few remaining natural reserve in Bukit Timah, also no flooding as highlighted in other posts. Will certainly consider it once my company sort out my new package ... hope won't be too late & still with good units left by then, God blessed!

    Going for big unit with a reasonable budget

    I guess this condo is old but given the size of the area and it is a 999yr lease. It is still quite a good bargain at this point of time when most of the buyers are going for all the new town like Hougang and Punggol. As for renting, I will say it is a place for those nature reserve lovers and not those looking for super clean lovers

    Not really value for $$$ for investment.

    Went for viewing last weekend at a 818 sqft unit. first impression of the buildings is old and poorly maintained. high maintenance fee of $300. Only 1 bedroom apt with awkward shape. spacious kitchen indeed. easy access to PIE and BKE. rental yield around 2% based on $1050 psf. No big deal. can consider if below $950 psf.

    Bukit Timah

    We have been looking at some condo near European School, Swiss or British club area where rental is good value, and most importantly no flash flood problems to deal with. Had been checking Sg gov website (http://www.pub.gov.sg/managingflashfloods/Pages/recent.aspx), it seems the flooding problems in Bukit Timah may take awhile more to fix, understandably so with the global weather changes. So we think Southaven II is quite our cup tea, rental and size of unit with decent facilities for all of us. Unfortunately too short a viewing window for this recent trip, we will surely arrange to view this condo when we're back in Sg soon, before our re-location in next 1.5 months. Looking forward to be in Singapore indeed, especially my husband & kids nature, love hiking in the green etc .. good air quality & sunshine! (o:

    Comfortable condo

    We viewed a few units recently before moving to Singapore in next few months. This is probably one of the best, considering key factors such as: 1) reasonable budget, high ground in Bukit Timah that will not have flood issues, 2) near nature (important of us who loves nature & green), 3) full facilities like pool & tennis court. My wife is keen for the penthouse units with roof terrace, where some outdoor lifestyle will be nice. However, was told some penthouse at low-rise (eg only at 4th floor or something), so not much point. Will be nice to find a high floor penthouse with roof terrace, so will keep looking moving forward.

    SImply Superb

    Southhaven 2 is situated at the Hindhede Walk off Upper Bukit Timah Road, with the nature reserve park beside the development. The place has its intrinsic values with complete condo facilities and closeness to the dozens of eateries across the road. Shoppers can also find the Courts furniture mall across the road, and is also near to Bukit Timah Plaza, Bukit Timah Shopping Centre and Beauty World Malls. This condominium is easily accessible using the PIE and the BKE. It takes around 15 minutes to drive to the Central Business District.

    Well loved by expatriates. ..

    Value for money inexpensive brand new condos as alternative to Districts 9, 10 & 11 older condos. Close to nature - Bukit Timah Nature Reserve well loved by expatriates. 30-minute bus ride to Raffles Place but <15 minutes by bus to International schools and Science Park. Science Park - may need 2 buses or MRT plus shuttle from Clementi MRT. 4 bus-stops to Bukit Batok MRT and then to Raffles MRT is option for Raffles Place executives.
