    Carabelle

    The moons point is the lack of immediate MRT station at doorstep but the plus point is the proximity to good schools, good tenant catchment area and nice residential enclave

    I lived in Carabelle for two years before moving out in 2013, back to Canada. Do not listening to the naysayers. This place is nice for both patriots and locals. You have access to so many bus lines. 97 197 98 198 30 51 143 take you to any corner of the city/island. and there is an internal shuttle bus that takes you to MRT in 10 minutes. Block 63 is noisy, but not block 65. It is silly to compare Carabelle to infiniti, which is truly noisy. We went to visit a friend at infiniti, and it was so noisy we couldn't even breathe in the pool area. In contrast, Carabelle is nice and quiet.

    Over-rated condo

    I been looking for a private property in the west area and came across this. Lately, there have been more units up for sale and interest in this probably because of high prices in other development (e.g. the Parc). Buyers looking to stay here should avoid units facing AYE and blocks (e.g. 63 and 65) as they are too noisy. You might as well got for Infiniti and for the same price, you can get a much better unit. Hong Leong Garden is going to be demolished and developed soon, which mean more dust and noise. If you are thinking of renting to Japanese families (since it is near the Japanese school), you should know that most prefer Botannia which is much quieter and are all 3 BRs and above. If you end up buying a 2BRs there, you will have a hard time selling it in the past. If you have a car, you might as well stay at Botannia, if you dun, you should not be considering this as there are only a few buses at the bus stop along the AYE. The interiors of the condo are of poor quality, it is only less than 3 years since TOP but the interiors look worn out. There is no upside to this investment and some units been on the rental list for ages and still unable to find a tenant. The only positive about this condo is the swimming pools, one of the bigger one I seen around this area. Unless you are planning to be an Olympic swimmer, I will not recommend this for personal stay or investment. The only people who will recommend this to you are the property agents and the current owners.

    Remote developement

    Location is very remote, far away from eateries, shops and any convenience and with few public transportation in the vicinity... only suitable for car owners. Considering the location, it may be also challenging to find tenants. At the current asking price, there are condos with much better locations.

    What belle?

    Facade trying too hard to look european. It actually looks more like a university student hostel nearby! Rooms are looking directly at opposite blocks so don't expect fantastic views unless you like to observe neighbours as a hobby. Will give this a miss. Not worth it.

    An undiscovered jewel !

    Having read earlier reviews, we think the development has not been given a fair rating. With the recent developments around the areas asking for more than $1100 psf even with the property cooling measures set in (to mention a few the Parc, Lakefront, Hundred trees etc.), the Carabelle at its present pricing is definitely a good investment. The plus points include: 1. Convenient location - super easy access to AYE, Jurong and Town, close proximity to new lakefront development (even nearer than Lakefront), NUS, upcoming Clementi and Biopolis. All less than 5 to 10 mins by drive. 2. Huge land with only small number of units (338). If you have a long term horizon of 30 years or more, there is definitely future enbloc potential. 3. 999 years. This speaks for itself compares to the 99 year leasehold type. 3. Full facilities. 4. Pleasant private residential neighbour with Hong Leong shopping centre just across the road. Also close to Japanese school and Ayer Rajah wet market (5 to 10 mins walk). 5. Very near to primary schools such as Qifa and NanHua. 6. if you are looking for nice 5 bedroom units, the development offers good duplex penthouses with good balconies for the living and masterbedroom not to mention its wide backyard. Other developments offering such units are selling at more than S$3m while you can get them at decent pricing at Carabelle. Above is an honest view but you have to see it for yourself.

    Best interior layout Spacious laundry yard All balconies facing pool view Amount Botannia, Infinity, Montery, Carabelle has the best location and facilities 3 minutes walk to the bus stop, convenient Carabelle free shuttle bus very punctual schedules Very responsible security guards at 24 hours services A lot of food choices at the new West Coast Plaza, 75% are eatery places Cold Storage & wet markets are nearby.
