Marbella condo faces constrction till 2029
Marbella condo is facing the construction of the 1st phase of 1330 units of BTO hdb flats at dover forest next to Dover MRT(ready in 2029). Condo has good facilities pool, gym, tennis courts, lush greens. Condo issues 2 bicycle tags per unit, condo lift landing pads cost $200 for house move, booking of tennis courts cost $5/hr during peak hours, free weekdays till 6pm. -

Quality fo life has gone down considerably
Ever since they started construction on the new HDB project, the quality of life at the Marbella has gone down considerably. There is constant noise and the level of dust blowing in through the balcony has increased exponentially. If you leave the windows open, your floor and furniture will be covered with black soot in a matter of a day. Stay away until the construction is finished. -

Beautiful and Tranquil home
Lovely units. Quiet and peaceful. Beautiful layouts. Units are scarce and rare on the market due to many owners not willing to part with such an ideal place for living. -

This is really the best condominium in the Mount Sinai area and has all the best features - serenity, exclusivity, greenery, amenities within reach - if you carefully consider the other options. -

Nice condo with greenery and privacy
Freehold spacious unit condo with lots of greenery and water features. Windy and quiet. Convenient transport facility- bus n mrt 5-10mins walk. Great food at the market reachable by few bus stops. -

A hidden gem of a condo
Not a lot of people know this but this is a real gem of a place. Recently upgraded and very well and regularly maintained property, this beats any of the surrounding condos hands down. Nice park connector at rear gate for quiet and leisurely walks, not overly crowded unlike other condominiums, peaceful and quiet environment, surrounded by mostly private houses. Easy and new sheltered 5-min stroll to train station, heavenly 'Shangri-La'-like garden, luxurious pool, newly-upgraded gym and facilities. All in all, a classy and prestigious condominium. -

Old, run-down, expensive, noisy, inconvenient
We have been staying in Marbella for a few years after purchasing a unit from the resale market. After 5 years, we finally shifted out of there as there are many unsolved problems and we had better options. The condominium is getting old and very run-down and there are several issues such as damaged window glass panel gaskets and frequent drainage chokage due to design faults. There is a constant rotten smell from toilet drainage and sinks probably from the unmaintained sewer lines. In the evenings, there is a stench from the ulu pandan drain. Due to design flaws & the old age of the condominium, there is nothing that can be done. Other problems include the unmaintainable ducted air-conditioners which constantly leak, water seeping through master bathroom due to poor sealing of glass panels and toilets that don't flush properly and choke badly. The car park roof leaks and has extremely poor ventilation. Gardeners & cleaners smoke frequently in carpark & garden despite residents' constant feedback to MCST. Walking to the MRT is not a pleasant experience as the path around the connector is always muddy, full of dog poop, and one has to climb an extremely long and steep staircase. The lamp posts along the connector are always malfunctioning, making the walk very dark & unsafe. During various occasions, there is noise from the Chinese temple, vehicles stopping at the guardhouse and taxis and buses waiting at the ground floor lobby. The gym is run-down as well (frequent breakdown of gym equipment – treadmills) and the equipment has been left unmaintained and unrepaired for long periods. There is serious mould problem in the toilets, wardrobe and bedrooms despite keeping windows open. The age, condition and the current poor rental market and rental yield does not justify the high asking price. Many newer freehold condominiums are nearer to MRT & offer good amenities & better views, are more worthwhile to invest in -
