Very very good project
Considering the project is just at the borders of D11, the price that you are paying is definitely worth the investment. As compared to Domus, it has more functional layout. No point having a balcony that can’t serve any purpose. The project is definitely well maintained, given its size. Love the vicinity, peace and tranquility of the place. As it’s nxt to MHA, really don’t have to worry abt the security or any vehicles parking illegally along the main road. Compared to Domus, it’s also nearer to Novena MRT. -

Tranquility at its best
Quiet, tranquil and yet only 5mins walk to MRT. Huge potential for capital appreciation as average pdf is still below $2k. Nearest new launch Verticus at Balestier is selling around $2Kpsf. -

Best 3br layout in the area
Viewed surrounding condo for a 3br and this has the most efficient layout. Domus has planter “around” which is a waste, marque too elongated and balcony at master, centro too low and old fashion. -

Truly best place for families.. Its 1km to CHIJ TP and SJI junior.. sweet spot! Fittings, layout and size also best amongst other nearby projects.. undervalued gem IMHO. -

High Quality Finish, Stunning View, MRT
Iresidences (IR) is definitely under the radar for those looking for a property in the Novena/Balestier area. Tucked away beyond New Phoenix Park, it sits on a quiet and leafy stretch of Irrawaddy Rd amongst a few other developments that have sprouted in the last few years. Only 7 mins to MRT and Novena Sq. 3 mins to upcoming Zhongshan Park and One Dusun for shops/eateries. The quality of finish is high. The kitchen is sophisticated with built-in fridge and dishwasher.The bathroom is luxurious.The large balcony distinguishes it from the typical mass market layout. The view is simply stunning - see to believe. Recently the developer added on surface cladding to complement the wave design that runs from top of the building. Better than some developments in Novena/Newton area.The price is still a margin away from district 11. Good buy for the discerning. -

IR, Centrio & Marque
some mths back, I was looking around Irrawaddy Road looking for a 2+1 or 2 rooms rental, I hv viewed all three IR, Centrio and Marque. IR living area is really small with Bomb shelter, balcony is waste of space, afternoon and morning sun. Marque layout is really odd, not practical, and balcony is outside master room, afternoon and morning sun. Centrio is where I rented, no bomb shelter and is 2+1, high ceiling of 3.3 m, layout is much better than all, no afternoon or morning sun. I am happy to made this choice. -

IR is Better
What's the point of having a balcony that is hardly functional ? That is the main difference between IR and Domus - the large balcony of IR beats Domus hands-down. The 'planter' surrounding the Domus 3BR is a waste of space. And the living room balcony is cut up into 2 smaller ones - what for ? IR is about quality. IR over Domus for sure. -

Trying to look for a unit around Irrawaddy area, so narrowed down and compared with iR and Domus beside it. The only problem with IR is that the development looks too small and cramp. The unit layout is also very small and why would anyone need such a big balcony in IR? But IR has certainly better finishing compared to Domus, but then again, this is no big deal as you can always change your fittings yourself. Generally, finds Domus much better than IR with smaller balcony. I also realize Domus has better future valuation on the property which is why Domus is slightly more expensive... But end of the day is each to its own. This is just my own opinion. -
