    Beautiful place

    I have been staying here for over a year. The positives: 1. Excellent location. My kids walk to school (only condo along Balmoral road that has a back gate to Ewe Boon road - where she can walk to SCGS). Condo is also a stone's throw from Barker Road Methodist Church Kindergarten and ACS(P). walking distance of 1km to orchard road - 10mins walk. It's a nice jog to Botanic Gardens as well. 2. Nice gym - can use even late at night (just need condo access card). 3. Nice music room - has a baby grand piano which my daughter plays sometimes. But she uses the room more for her ballet practice. 4. Friendly neighbours. 5. Good square layout for home. 6. Only 12 floors per block - fast lift access. 7. Nice swimming pools - not crowded at all. There's hardly anyone swimming in the lap pool. 9. Nice kiddy area where there's fountains that come on in the evening for the kids to play in. 10. Has quite a lot of other facilities - function room (have seen birthday parties with inflatable bouncy castles set up just outside the function room), Junior reading room AND adult reading room, tennis court, outdoor exercise chin-up bars etc The negatives: 1. Noise and dust from construction of condos next to Belmond Green (Oliv has been completed while Hallmark Residences should get TOP in 3Q14). 2. poolside furniture looks dated. 3. children's playground - not fun. Contrary to previous reviewers - have not had negative experiences with the property manager. Mosquitoes - Not been bitten much to notice.

    Disappointing management

    The lady who manages the facilities here runs the building as if it is an inconvenience to her. There are pigeons roosting on the ledges at the building and the windows in our block are permanently covered in birds poop. She ignores all the residents request to investigate. My helper is has been threatened by her and her security team with deportation for speaking with other helpers. She shouts at the children telling them to be quiet on the pretence that residents have complained that they are too noisy in the children's pool/playground... This is a condo designed for families! There was an ants nest in the electricity meter room. Again, she refused to investigate citing that this is part of living in Singapore. In the end we asked the security guard to open the meter room and we sprayed it ourselves. Our stay here is blighted by the management office and the lack of interest from Savills who are contracted to run the facilities.

    Families w children - beware

    I was a happy resident last year when this was a family welcoming environment. However, the current property manager has taken to ordering tenants with small children to leave common areas such as the music room. If the tenant does not move, the manager sends the security guards. This was not one single isolated incident, it happens repeatedly and to various tenants, all with small children. I know of no other condo in Singapore where tenants are made to feel like unwanted.

    Excellent Condo !

    What a beautiful place. The facilities are A1 especially compared to other units. I come from London and by far this is an excellent development. Shops and MRT within walking distance, staff are excellent and facilities are top class.

    Clarification of previous review

    Clarification - Just re-read my review below from Oct 2011 and realised it reads as though there is no tennis court. What I meant was, an 'additional' court might have been nicer than so many pools. Apologies. We've settled in now and I still think the straightforward layout really makes it very livable and rentable compared to other condos I've seen. It's nice to come home to the wide windows lining the living/dining area. Mozzies appear somewhat fewer, although still present. The staff and guards are conscientious and pleasant.

    Nice layout, lots of water (and mozzies)

    The abundance of water reminds me of the Caribbean at Keppel Bay, as does the balanced mix of tenants (local, expats). Perhaps a tennis court would have been nice instead of so many pools, and Balmoral Plaza and Chancery Court are not exactly Vivocity, but with Orchard/Novena so close, we have no real complaints. As with the Caribbean, grout tends to show mold quickly unless you keep windows open. You really need to watch out for mosquitos, though! As noted below, facilities are nice yet uncrowded, but this may actually be due to the mozzies. I got at least 3 bites every time I walked by the BBQ pit and fitness area (in October - not quite full rain season) so now I just run through those areas. (They are really itchy bites, too - have lived in Singapore now for 9 years, some years near the botanic garden, and have never had this issue before.) Evenings near the pool are also unbearable without DEET repellents. Someone mentioned the rooms are not too big, but the straightforward layout of the living/dining and built-in storage up to the ceilings more than compensate. Construction noise is not too bad - hey it is Singapore 2011. Guards and management have been quite helpful. A few quirks from an actual occupant's POV - a strange granite kitchen "island" juts out into the middle of the kitchen; some bedrooms have 1m-high bay windows with window casings under the ledge (look at photos and you'll know what I mean, you end up wondering if you should just block out the lower window casings or not).

    Resort Living - The Best in Balmoral

    Plenty of trees & greeneries, huge wadding pool for kids and lap pool for serious swimmers. There's even a reading room & dancing room - and of course the gym. Great location with good schools within 1 km. Breezy and bright whole year round!!

    Great location

    It is well centrally located with mins to orchard . Condo with nice ambience though there is construction nearby.. thats show up and coming inthis area.

    Belmond Green Value

    I went along to the new launch at Garden Hotel on Balmoral rd some weeks back. Very surprised - most units were sold out - snapped up at $2300 psf within 2 weeks of launch! Sub-saale units were up for sale at higher prices. Facilities wise, Belmond Green still rules - full facilities with tennis court, huge pool, (hard to find in new developments), basketball court. Well maintained. With prices now in the 1600-1900psf, think its good value in the curr market - there's still upside. Balmoral Residences is also a good call - with Belmond Green, I believe are the only 2 full facility condos in Balmoral. Prices at Belmoral Residences are also on par with Belmond Green. The design, however, looks a bit more dated, pool isnt as nice/ big, but rooms seem bigger as the units are larger. I personally think the Balmoral area is one of the best in Singapore. Its at the doorstep of Orchard Rd on one hand, but within 1km of 2 prestigious schools (SCGS/ACS), and maintains a strong residential feel. Its an area locals, expats alike congregate in roughly similar proportions - well balanced cosmopolitan feel - one of the best places to live.

    Still the Best In Balmoral

    Have been waiting for launch of Volari...but must say that Belmond Green is still the BEST so far...for its land size, hotel like facilities, location...
