East side with good access to town
From Ballota Park Condo, hop on the bus 5 or bus 2 to go to central Singapore or change to MRT line. Nice spot in the east of Singapore, where the food is yummy and getting to and from the airport is real quick for frequent fliers. Recoomend -

Ballota: freehold 20yr gem
completed at the turn of the new millennium in 2000, it is still so well-maintained including the facilities... it just keeps improving actually. this freehold gem is close to malls like Loyang Point and Tampines Mart, and parents can pick from East Spring Primary School and East Spring Secondary School. -

I rent this place for 3 years, and decided to buy it in 2019. We have been looked for many properties. Evaluated pros and cons. with 4 family members, each room are spacious and easy for kids to put what they need. Nowaday most of properities' bedroom are quite small. The setback is if you don't have car, there are no many choice for commutes. Good place to live, neighbors are very friendly. Management office are very efficient and realible. -

Greenery Living, Amazing Place, Peace And Qui
Peaceful with lots of greenery. Good for kids' growing up environment with fresh air and plenty of trees for good eyesight. Family friendly location at an affordable price. No regrets buying this place! -

Quiet place, good environment, good neighbors
I am a resident since 2010, raising a family with this first property. No complaint. 1. Quiet and Peaceful. Even though there is a chinese temple nearby, no noise issue. 2. Building was repainted not long ago. Road markings redrawn, well maintained. 3. Bustop just outside with Bus 4 and 5, to Tampines and Pasir Ris. Less than 10mins and my family and I are parked at Jewel. 4. Wonderful neighbors. Exchange food and items regularly. 5. Excellent Condo Management. I lived on the highest level, had water seepage from roof 2 years ago, manager came and got a contractor to fix the issue within the week. Superb! Really a good place to stay and live. -

Former Resident @ Ballota Pk
Was a former resident at ballota park. Pleased with ballota park for helping me pocket more than 400k in appreciation from 2009 to 2012. However, to be honest, it is a huge relief to be out of this condo. Comments: - took more than a year to sell my unit - more than 100 potential buyers came to view, likely due to the affordability of this place, touted as cheapest freehold condo in Singapore - however, only a PRC buyer willing to match my asking price and may 10% absd on top of it. Negative points: - the committee of residents in place is not the best, were very petty, started to levy absurd charges on swimming/tennis coaches - clamp and fine culture for parking offenses were not desirable for residents and visitors - marble floors at all porches were extremely slippery and continuously flooded with puddles of water - the make up of residents staying in ballota park made up mostly of filipino male nurses working at change prison opposite, and indian expats working at loyang/changi biz park. make up what you will of it. -unsanitary conditions at ground floor. residents rearing fish, frogs and birds add a rather unpleasant ambience. -water leakage/seepage is a serious problem. but i guess its normal everywhere for condos > 15 years. positives: - very quiet. i appreciated the quietness of ballota during the evening and night time. help me endured 3 years of the above -ve points. I do believe ballota may have peaked in prices. but then again, if prices of other condos keep rising, current asking price for 1420sqft of 1.2m will be a steal. Just keep in mind that the same 1420sqft units were sold at 480k at its lowest in '05. Happy investing! -

Not worth the psf now
Used to own an unit there and this is my personal comments: a. Lots of cockroaches. it has always been one of the teething issues. b. Ceiling starts to have water stains, indicating that the building is aged and possibility of water leaks. c. Have you seen glass blocks used in your home? d. Small landscape, no where to take a stroll within the condo. e. BBQ pit lighting is sooo dim. issues raised several times but nothing has been done. The list goes on. See to believe. Happy property hunting. -

Good and Quiet Location
Before I heard they people say this and that, but one day I went there, that is a very good location for stay, very quiet, and have very spaces PES, you can enjoy what you want. I notice almost the owner they did their Own roof for PES, other condo not allowed. ok even if this is near prison, nothing for the own, another word there have police in and out that is very safe of the place, and walking distance have petrol station, there have NTUC inside, the side have some coffee shop to buy food, only 3 min walking, that is depends on the people want to walk or just go downstair to buy in HDB estate. -

Ballota Park Condo
Being on this condo and would say it still look ok based on interior and overall upkeeping. The biggest drawback is the location when there is no proper eating place within walking distance. If you want to buy something for lunch or dinner, without car or bus is out of question. Not advisable for family with old folks that don't drive. Looking at many of the units on sale at un-realistic price, would think the unit price psf for bigger unit should be S$600 and smaller unit not more than S$700. -

Good Location
When i heared about Ballota Park for the first time by reading the review i was not keen to even made my first view for it. However i was surprised to know that Ballota stood ata a startegic location. Not only it is 3 minutes away from Changi International Airport its close proximity to TPE,PIE and ECP made travelling within the island easier and faster. A friend of mine who took transit flight to Australia have also found that Ballota situated at a very close proximity and had make a transit stay at friends place in Ballota. I discovered that the estate was not like what was been describe in the reviews.Yes they are birds cage in one of the house but it hasnt make Ballota a horrible and smelly place.Infact i learned that the estate is well maintained and fumigation were made at weekly basis. As i walked in the Ballota Park i was ashamed to believe that Ballota was a horrible estate at first,but my negative notion change to amzement when i saw most units in the ground floor were well maintained with beautiful gardens in it. I saw not only the landscape and maintainance made by the management was good but the residence positive attitude maintaining their own area was good as well.Being near to the Singapore 4th university i definitely saw this area promised a good pottential future.Though it is near the Prison and temple , once inside it,you will feel more of living in countryside.Though its location is near to the airport , sounds of plane is at its minimal.Hard to believe right? But walk in , u feel the place is peaceful and tranquil.It really lives up the Ballota Park slogan"Luxurious countryside living". -
