A hybrid property type that marries the unique characteristics of a private property and a HDB flat, Executive Condominiums (also known as ECs in short) have been a popular option among many HDB upgraders in Singapore. New EC units are typically marketed at a price-point 20-30% lower than its nearby new private property counterparts, strengthening its market value as it progresses through the 10-year journey towards privatisation to a full-fledged private condominium. The 15-month gap, i.e. waiting period by Developers to launch EC projects has also put a cap on EC supply from early 2014 till August 2014; thereby driving the demand for EC projects among potential homebuyers.
