A row of three adjoining two-storey shophouses at 33, 35, 37 Tras Street has been put up for sale via expression of interest (EOI) with a guide price of $33 million, revealed exclusive marketing agent Savills Singapore.
Located within the Tanjong Pagar enclave at the corner of Tras Street, the shophouses have a combined land area of about 4,450 sq ft and a floor area of about 8,883 sq ft. They are fully tenanted, with tenants including a bridal boutique on the ground floor and an architectural firm on the second floor.
They are a four-minute walk from Tanjong Pagar MRT as well as the upcoming Maxwell MRT station, which is set to be completed next year.
“Sitting just side by side, the shophouses are set to benefit from the re-development of Maxwell House where a pedestrian mall from Maxwell Road to Cook Street will be newly constructed,” said Yap Hui Yee, Director of Investment Sales and Capital Markets at Savills Singapore.
“Not only will the pedestrian mall bring vibrancy to the immediate vicinity, but a sheltered pedestrian link will also be built between the row of shophouses and the new development which will enhance connectivity and boost foot traffic.”
She noted that the shophouses would enjoy location upside, with the buyers benefitting from “capital appreciation down the road”.
Given the shophouses’ commercial zoning, foreigners and companies can acquire them with no Additional Buyer Stamp Duty (ABSD) or Seller’s Stamp Duty (SSD) payable.
The EOI exercise for the shophouses closes on 7 December.
