Hi Wendy,

As far as handing over the unit back to you is concern, the basic tenancy agreement is likely to expect the outgoing tenant to reinstate back the unit to the original conditions as per how you handed over. If there are certain fittings you would like to retain and the existing tenant agreeable to leave it at mutual agreed costs, you can make arrangements with the outgoing tenant. Better still, if incoming tenant agrees to takeover these fittings and mutually agreed costs, then you should be out of the picture totally. Let your appointed salesperson come in to advise. I am sure he or she is capable of providing value added advise.

hi Wendy,

In all tenancies, tenants are to return the unit to its original state, when it was first handed over to them.

However, there are also many instances where the incoming new tenants, find the renovations useful.

If there is no tenants, then landlord should take a stance, to decide if he wants the unit reinstated, or the renovations to STAY.

Hi Wendy,

According to the tenancy agreement, your tenant will need to bear the cost of the reinstatement and return you a bare unit. However, if aircon and electrical works are done, you may request the tenant not to remove them as these will result in cost savings for the new tenant and will be adding value to your property.

If the new tenant is taking over from the previous tenant, the salesperson should negotiable the take over fees before finalising the contract. You will not need to get yourself involved as the landlord.
