Dear Nic,

The best way is to look for existing commercial property with rental for such investment. It will be the best if the existing tenants has been in this property for a long time in order to reduce the risk of them not continuing the tenancy if business they are in is healthy.

As all investments are associated with risks, you are advised to ensure that you have the means of sustaining when it comes to the mortgage repayment over at least 6 months to begin with in cases where property is delivered vacant possession, as there is no Seller's Stamp Duty applicable for commercial properties, you may look for exit if you are unable to secure a tenant for the place.

Perhaps you may wish to share more details about your investment funds available and limitations such that I can begin to match with units I have on hand currently.
