My concern that you may fall into buying shoebox commercial units. The price may be affordable but the location and tenancy may create frustrations.
Buy into good and already yielding property is the rule of thumb.
It offsets your bank loan and provide positive income on top of owning a commercial property (this also depends on loan amt & duration of the loan).
