Before you decide on the type of commercial property (office or shop or shophouse)for your next investment, do consider the these factors
1) Location
2) Tenure
3) ease to secure tenant, rental yield
4) approved usage
5) amenities
6) development plan

Commercial property not that liquid as its sensitive to the business cycle and economy performance etc.

Hi Irene, I disagree with Sherry, Commercial and Industrial property if chosen in the correct location is not dependent on economic fundamentals, it is driven by basic principles of DEMAND AND SUPPLY.

Units in demand, can even be transacted twice many 3 times in the last 12 months.

As to whether there are any cooling measures, additional stamp duty or not (like in residential property), honestly your guess is as good as mine :)
No one really knows. But for now there isn't. Basic Stamp Duty of 3% payable, GST of 7% if the seller is GST registered (which very likely might be).

And as with all property investments both commercial and residential - cash flow, ROI (yield), Cost of funds.

As in choosing the right one - is always about location location location.
