    Unfair rental policies & Unreasonable buildin

    1. Have to obtain the full rental agreement before putting in the deposit 2. Slow respond & difficult to finish reno within a month 3. Poor lighting & Poor direction signages 4. Poor Management.

    Tenant Honest Opinion

    Building management is adept at hiding behind documentation and MCST is not located in the building itself, but located remotely in their HQ. Not entirely sure that the MCST is registered as well, or just an internal department of a company. Sets extremely high barriers of entry for new tenants, under the excuse that they are a listed company. However, they are not the only listed company who operates a commercial building (many other listed companies operate MANY commercial buildings, not just one). Highly mundane and cyclical documentation required for every single action prior to moving in (ask for details on their fitting out permit and all their forms). A main contractor must be appointed, even if you are just running electrical work and installing aircon. Staff from the MCST even asked me what items I was moving into my unit prior to my move. If you do decide to rent in this building, please prepare 3 or 4 times the amount of time required for renovation and moving in, compared to other normal commercial buildings (owned by other listed companies included). You will also be required to be fully documented and endorsed by PE, QP, URA, before any outfitting work can begin. Take note also that they require a $500,000 fitting out insurance to be co-held in their company name, despite only providing a bare unit. Very little empathy for tenants, only concerned about their own internal requirements, and are not aware of common market practises. Do not expect the building management to act or react like managements from 99% of other industrial buildings, you will fall far. Highly don't recommend renting in this building until you fully understand the depth of their fitting-out manual, building handbook, and have the ability to transcend intra-corporate bureaucracy easily. (This is a PSA for all other small business owners who just want to conduct their operations and do business.)
