Ruby Industrial Complex is a freehold industrial property that comprises of two blocks and has two addresses at 80 Genting Lane and 35 Tannery Road. Genting Lane block is in dark green color while the Tannery block is in blue color. Units from ground floor to 6th floor are designed for warehousing whereas 7th floor and above are meant for B1 light industrial usage. This is a 30 year old strata titled property. It offers one of the lowest psf in terms of freehold industrial properties. Good investment value in terms of tenure and rental yields. For sale of psf value at $500psf to $600psf, the rental is roughly in the range of $1.60 to $2.10 psf depending on the size of the units. Fittings does play a part as well. Some newly well fitted units can command higher rental to tenants who want move in fitted conditions. There are ample car park in the property compound although at peak hours it may seem a bit contested, one should generally still be able to find a car park. There are sometimes valet services provided should one not be able to find car parking space during crunch hours. Car park are semi automated electronic system. Floor plans for most units are regular in layout. Some units have two door entrances while others have one. Two door entrances made it easier for owners to sub divide the unit into 2 or even 3 units to rent to different tenants. Renting smaller units of smaller sizes can often result in higher rental yield and this investment returns. Sizes generally range from about 1000 square feet to around 8000 square feet.
