Quite a steal to be able to find an office here to work. The units are reasonably priced with offices of all sizes for different needs. I like the shops downstairs and how the whole place is very vibrant. Great connectivity too!
It has so many shops and eateries around. The offices are well built and it is right next to the green and yellow MRT line. Really rare and businesses should consider this exciting growing district. Near PIE, CBD and ECP - hard to find anything else like this. Quite sure the office prices will go up once demand picks up.
Every morning is a nightmare, the road is a one way so during peak hours it's so jammed that will drive all drivers crazy just to come to work & off work. There are 6 lobby lifts and it usually took me to wait for at least 4 lifts before it's my turn and on unlucky day I have to wait up to 6 lifts before my turn. The cleaniless of the washrooms is also terrible.
Within 2 years my office needs to touch up 3 times due to water patches on the walls. You can imagine how bad the construction works is. I have also an Indian neighbour who will burn incenses within their office but the smell and smoke along the corridor is unbelievable and when we make a report to management, the security who came up will talk to them but they will just ignore and do it as usual so we are too tired to report anymore and just have to bear with it.
Management here does not do much whenever you have an issue don't expect them to assist. Once I wanted to dispose an office chair I pushed to B1 disposal area, security guard told me that I can't leave it there as this a managment rules (but the cleaner guy said it's ok to leave there). But there I saw other chairs left there and he claimed that he did not see the person who left it there (with 24hr security and several CCTV).
The management should assist to provide option to dispose with a fee if they are not able to handle bulky stuffs. But no option is given except telling tenants to solve it ourselves.
Forgotten to mention ever since PLQ started don't expect to get a taxi easily after 5pm.
I'm one of the tenant at Paya Lebar Square and I totally agree with the comment made below (or above). The aircon is already fixed at 24.5C and yet they still control the speed of the fan which is medium. You can't change the aircon fan speed to High!
Don't get me started with the lift. 1st, you need to tap your card before you can press the floor that you intend to go too. The only problem is, there is only one side of the lift where you can tap the card even though both side of the lift has the floor button for you to press. So you can imagine when people going into the lift all start crowding on the left side of the lift to tap the card and press the button and if you have someone having problem with their card and you intent to go to 3rd floor, guess what... too late!
Second, your card can only go to your unit floor, 1st, 2nd, 3rd and 4th floor. So if you have business partner who happen to be on a different floor from you, you have to either take the stairs or go down to the security to get a pass to access another floor in your own building.
Now people might thing this is security but guess what, people can easily access the building without going through the security through the service lift!
Cleaning is not that good either, you can see rubbish on the floor for the whole day without getting clean. The floor to the lift area are dirty and the rubbish area for tenants is a small tiny little rubbish bin when each floor has more than 20 units!
Reasonably happy with Paya Lebar Square, however, there is a significant problem that I wish I knew before I signed the lease. As an office tenant, I was told the air con is locked centrally and can only go down to 24.5C. This is supposedly because it's a Green building. Well, after a whole day in the office everyone is too warm and frustrated by the heat.
