A best-kept secret in plain sight. Set on the edge of District 03 that’s geographically close to the “atas” D 10, this gem is tucked away in an island-like isolation amidst busy Delta Road - River Valley Road. The twin tower condo (22 floors) is an oasis of lush greenery and tranquility. Tower 23 has 4 units per floor and Tower 21, set further away from the main road with gorgeous canal view, has 3 units per floor. Facilities: pool, gym, club house, an outdoor pavilion with side entry/exit gate at the Alexandra Park Connector. 24-hour security, secure lift access and basement parking. It’s clean, well-maintained and just gorgeous! Strategically located with easy access to bus services, fairly near to two MRTs, eateries, supermarkets and lifestyle amenities. You’ll be so lucky to live there -

Quiet condo in great location
Pros : great views, quiet, super location right next to river valley and jervois, huge price upside potential, good rental possibilities, expat popular, bus to CBD is next door Cons : few units so higher maintenance costs, MRT is 10 mins walk -

Right at the end of River valley Road, Domain is quite the regular condo in terms of design and architecture. Decent layout and size and still a great location -

Classy exterior, private and all unblock view. Good facings with lots of entertinment and eateries. Sitting just next to the good class of bungalows. Stroll distance to orchard road and to great world city. Very well liked by expats like Japanese, Korean and caucasians as it's at river valley road unlike metropolitan tat is way out. Convenient with good feng shui layout no door face door facing. Many bus services available just outside the building. nearby mrt tiong bahru. Walk across the road got ntuc, clinic and many shops. It's a upper class condo for couples and family. Most suitable to live in and for investment with rental of around $5000 plus a month for just a 2 room unit, obviously it's a potential buy for investors. And oh ya even the kitchen has full length windows! -

Good location for family and self-stay
Transportation: 5-7min cab ride to Orchard road and Clarke Quay. 8-10min walk time till next MRT Tiong Bahru. Cab during morning rush hours is max 5min wait. Amnenties: Fairprice NTUC gas station just 2min walk away. 3min walk to Valley Mall (starbucks, couple restaurant and cold storage supermarket). Good view as the buildings adjacent are Delta House (3 storey) on one side and canal to the other. Not window to window. Facilities: Lacking tennis, but compensated by a quite big pool and larger area of greenery with kid's playground. Sauna and function room, besides BBQ. Very spacious main entrance,, lifts with access cards. Spacious carpark. Interior: The floorplans of all different unit sizes are well-shaped; you will not find any oddshaped room (e.g. like triangle-shaped room). Most of the units are using open kitchen concept to safe space. Interior layout and coloring well-matched. Pricing: Priced at fair value for self stay (4july09). The 99-years condo offers good value if seen as a D9 district condo. However, very limited upside potential at current asking price of 1100psf for a longer term investment. The newly TOP-ed THE METROPOLITAN, around 500meters at the next MRT station (Redhill) is priced at quite large discount in comparison. Also, in consideration of so many TOPs coming up, the buying interest for this (older) 99-year condo for investment (and speculation) is very limited. Summary: Ideal for ownership with self-stay purposes, very limited upside appreciation potential. -
