  Horrendous management and condition

  Having lived there, I must say it's rare to find a place that's large, close to MRT and mall. However, the Chinese doorman is abusive. Often would just scream at tenants and bullied my helper until she cried. We reported this issue to management. Not only did they not do anything, but they blamed me. They claim security guard has body camera. I asked them to review it and they say their body cam wasn't activated. Facilities are worn down. The changing room is worse than public bathrooms in hawker stands.

  Great Location but Flawed Inside

  Everything that's great about Avon Park lies outside the estate. Yes there's the location and upcoming amenities. But once you begin living in it, you realize the years of underfunded mgt/sinking funds have taken its toll. 1. Lifts break down very very often. 2. Shabby State of Facilities: Kids playground is in disrepair and dangerous. Pool full of broken tiles. Changing room is just horrible.. 3. Mosquito and dengue haven. FYI Avon Park was SG's number 1 (or 2) dengue cluster in 2020 circuit breaker period. 4. Enbloc: Many residents are unrealistic on another level here. Not gonna happen if you're wondering.

  Over priced

  1. Recent enbloc value was not realistics. No developer will bid. Now owners asking higher then enbloc price. 2. Riding on new development asking 1.8kpsf but Avon Park is run down.
