was shocked by:
1. Strata space include empty airspace...paying for a lot of hot air.
2. limited ground floor loading/unloading area if using containers/big trucks/lorries; ramp up to carparks only for small vehicles such as cars and small vans only. Even units located next to carpark will not be able to do extensive loading/unloading as it will block traffic.
3. limited carpark lots and the carpark ends abruptly at level 4..higher units need to take lift.
4. impractical lap pool that only results in higher MCST fees.
5. prob the small size of the land result in this 'interesting' design and makes the place more suitable as offices/light storage/call centre rather than true blue warehouse/production place...
6. the opening of victory centre and agrow next door only makes renting out units here more challenging in the future.
7. those thinking of making money here will need to 'camp' for a long while and wait for inflation to do its thing...
