I help homeowners and investors make better property decisions by looking beyond the transaction and considering how each property fits into their broader financial position and longer-term plans.
My work spans property investment, upgrading, and asset repositioning across Singapore's residential and industrial market. I work with HDB owners considering a move into private property, existing private-property owners evaluating their next move, investors looking for opportunities, and homeowners deciding whether to hold, sell or restructure their property assets. Many of my clients are families moving within school catchment areas.
Rather than starting with "What should you buy?", I prefer to first understand what the property needs to achieve for you.
Every decision runs through my proprietary STEPS framework: In practice that means looking at entry price, affordability and financing, the catalyst for the move, market supply and demand, future buyer pool and exit strategy, holding window, and only then liveability. Where relevant, I also compare scenarios such as holding versus selling, new launch versus resale, or upgrading versus retaining more liquidity.
I believe a good property decision should make sense not only on the day you buy it, but also when the time eventually comes to sell, restructure or make your next move. I hold myself to the same standard: my own family's moves have each returned at least S$400,000.
Having been trusted with over S$40 million in property transactions, I have represented clients across different stages of their property journey, from first-time private-property buyers and family upgraders to investors and existing property owners repositioning their assets.
My role is not simply to facilitate a transaction. It is to help you understand your options, pressure-test the numbers and make a property decision that supports both the life you want to live and the financial position you want to build.
