Empowering Singles Through Property
Buying a property is one of the biggest financial decisions many of us will make. I believe it should never be driven purely by emotion, pressure or the latest property trend.
My role is to help you understand the numbers, options and long-term considerations so that you can make a property decision with greater clarity and confidence.
My Journey
Before becoming a full-time realtor, I had a rather unconventional career journey.
I started my career as a Police Officer with the Singapore Police Force, where I spent about five years. That experience taught me discipline, responsibility, attention to detail and, most importantly, how to work with people from different backgrounds.
I subsequently moved into the property industry and worked with a property developer, where I gained valuable insight into the property business from the developer's perspective.
After that, I moved into a corporate role focusing mainly on operations, where I developed further experience in managing people, processes and day-to-day business operations.
Looking back, each stage of my career has shaped the way I approach real estate today.
My police background taught me discipline and structured thinking.
My experience with a property developer gave me a better understanding of the property industry and how developments are planned and marketed.
My corporate experience strengthened my ability to analyse situations, manage processes and work with people.
These experiences eventually brought me back to real estate.
Why Real Estate?
My interest in real estate first started when I was working with a property developer.
I began to realise that property is much more than simply buying and selling a home.
Behind every property decision are questions about affordability, financing, CPF, cash flow, lifestyle, family circumstances, future plans and long-term financial commitments.
That motivated me to obtain my real estate licence around 2013.
However, my journey was not a straight path into full-time real estate. For several years, I balanced real estate with my other professional commitments.
Along the way, I experienced different market cycles and saw how changes in property regulations and financing rules could affect buyers and sellers.
One particularly important period was when the market was adjusting to measures such as the Total Debt Servicing Ratio (TDSR).
It reinforced an important lesson for me:
You cannot simply look at the property. You need to understand the numbers behind the decision.
Eventually, after years of experience and learning, I decided to take the next step and pursue real estate full-time.
I joined ERA and became more actively involved in new launches, residential properties and property advisory.
Today, I focus on helping clients make sense of their property options rather than simply focusing on the transaction.
My Focus — Singles & First-Time Property Buyers
One group I am particularly passionate about working with is single purchasers and single professionals.
Buying property as an individual can be very different from buying as a couple.
There are often questions around:
- How much can I actually afford?
- How much CPF can I use?
- How much cash do I need?
- What happens to my monthly cash flow after buying?
- Should I buy an HDB or consider private property?
- Should I buy for own stay or investment?
- How should I think about upgrading in the future?
- How does my current purchase fit into my longer-term plans?
- What happens if my career, income or lifestyle changes?
These are not questions that should be answered simply by looking at a property's asking price.
My approach is to look at the bigger picture and help clients understand how a property purchase fits into their current circumstances and future plans.

When we meet for the first time, I don't want the conversation to immediately become:
"Which property do you want to buy?"
Instead, I prefer to start with:
"What are you trying to achieve?"
From there, we can look at your:
Income → CPF → Cash Flow → Affordability → Property Options → Long-Term Plan
I believe a good property consultation should give you greater clarity, even if you are not ready to buy immediately.
