Hi I would like to know the average price of terrace factory around ubi ave or kaki bukit. What is the benefit between buying a free hold commercial or 60 years lease in the long run. Thank you

Hi Peter

For factory around that area, depend on location & size, it will be about $2-3.5 psf

Buying a freehold & lease with 60 years is actually for the bank loan & resell opportunities.
if your factory is freehold, your next seller will had less problem in getting the bank loan , but for 60 years lease in long run, the shorter the lease left , the lesser loan your buyer will be able to get from the bank.
