Hi, I am looking for a F&B commercial property with good rental yield on the East Side. My budget is about $550K. Any good recommendations to consider? I have an initial cash position of about $100K. Preferably 999 or freehold.

With your budget you can buy a industrial property with
Nett $6000 cash return after paying off your monthly mortgage and maint fees.

Hi James, your budget can probably facilitate the purchase of non F&B retail space, but a very small one if you are looking at Freehold. Freehold retail space in the east is at least $2000 psf, like at Katong Shopping Center.
I have a unit there going for $780K.
with your initial cash input, you should consider a Light industrial which will give you an immediate positive cash flow. Good Freehold retail space come at a hefty price tag, although it is a good long term investment.
