The company had recently appointed CB Richard Ellis (CBRE) as the project’s sole agent, said Thanapol Sirithanachai, managing director of Univentures.
Situated at the corner of Ploenchit and Wireless in central Bangkok, the eco-driven development is 33-storeys high with a total area of 81,700 sq m, comprising a five-star hotel and a premium office space. Pre-lease space is already available, at prices ranging from THB800 psm to THB850 psm.
The office space will occupy 27,000 sq m from the 8th to 21st floors, while the hotel section will occupy the 22nd floor and upwards. The 242-room hotel, owned by TCC Hotels Management and to be managed by Japanese hotel chain Okura Hotels and Resorts, is set for launch on March 2012.
The concrete slab has been completed to level 19, and some electrical and mechanical systems have also been put in place, said Thanapol, adding that the project is now 30 percent complete.
“We aim to create the building for greater energy efficiency, with specially constructed glass panels that help to reduce the effects of sound, light and heat. That’s why we decided to import the THB500 million (US$15.98 million) curtain wall frames made of Low-E Coating Glass from the U.S,” said Thanapol.
“Moreover, air-conditioners will consume less electricity, returning an overall thermal transfer value of 30 watts per sq m, 30 percent better than standard. And we also aim to be classified as a gold rated building by the Ministry of Energy, as well as the LEED (The Leadership in Energy and Environmental Design) certificate from the U.S. when the project is completed,” he added.
